Saltwater lots in Southwest Florida are at a premium, especially on the south end of Cape Coral. Salt water lots are defined as those lots to which boat-docking facilities can be attached and provides access to deep water. Eleven of the lots provide for sailboat access. Accessible deep waterways include the Gulf of Mexico, Caloosahatchee River, and the Intercoastal. The quality of deep water lots takes into account factors such as:
Navigation time to deep water
Neighborhood quality
Directional orientation
View from the lot
These lots are considered a superior value relative to location, orientation, view, neighborhood, appeal in the marketplace and especially because of their immediate access to deep water. Most of the lots are on the extreme south end of Cape Coral providing minimum navigation time to deep water and have the preferred west or south orientation. Nine of the lots are located on a wide spreader canal or wide basin, providing panoramic views of a nature preserve area or wide water. These prime lots represent the majority of available inventory of prime deep water sites in Cape Coral’s most sought after locations. You don’t have to be a boater to enjoy most of the advantages of deep water lots... such as upscale neighborhoods, enhanced views of water and preserve areas, plus increased resale value. No doubt about it... your new home deserves a prime location.
